163 Wolfs Lane: Pelham, NY

This project is a new five story rental apartment building at 163 Wolfs Lane in Pelham, NY.  The site is located next to The Picture House, an historic movie theater in town.

The building will have 28 apartments  with parking on the ground floor for 25 cars, a gym for tenants and the building entrance. The apartments will be on the second, third, fourth and penthouse floors, with the top floor setback with terraces.  Total building square footage is 53,000 sf.

The building will be constructed with a full basement, steel framed podium transfer slab and with wood framed apartments on the upper floors.

The Grand: New Rochelle, NY

Representing the final ‘piece’ of the Burling Triangle redevelopment, The Grand will be a Six-story, 70-unit Residential Building in New Rochelle, NY.  

The building will feature a basement and ground floor level parking garage will be constructed with concrete flat plate construction.  The parking structure will act as a podium transferring/supporting 5-stories of modular wood construction.

 

Luna on Pine Apartments: Philadelphia, PA

This new apartment building is located in Philadelphia, PA and is constructed with pre-engineered wood modular boxes.  It is tallest modular structure in Philadelphia.

The building is 70,000 SF, five-story apartment building with 119 individual units. Designed for graduate and professional students, this building is close enough to campus that those with non-traditional work and study schedules can get to and from their laboratories, hospitals, and research spaces safely and easily.

Luna on Pine is slated to have amenities such as state-of-the-art Fitness Center, Community Club Room with Culinary Kitchen and Entertainment Center, Study Lounges, Conference Rooms, Uber/Lyft Waiting Room, Package Room, Private Storage Lockers, Outdoor Roof Garden Terrace, Indoor and Outdoor Bicycle Storage, On-site Leasing Office, and curated Community Events.

235 Academy St. Apartments: Jersey City, NJ

This new apartment will be located in Jersey City, NJ and is constructed with pre-engineered cold-formed modular boxes.

The building is a five story building with 77 studio units and two larger apartments to a corner lot in the Journal Square section of Jersey City, adjacent to the Hudson Community College campus.

The project’s average unit size is approximately 350 square feet. The project makes use of an existing basement from a previous structure and provides amenity spaces including two multi-function community rooms, bike storage, laundry, a gym, and tenant storage over the basement and ground floor levels.

Eco House Private Residence: Shelter Island, NY

 

Our Eco House project is internationally recognized for its unique design and construction design.  The private residence is located off the coast of the Peconic River, between the North and South forks in Long Island, New York is complete. This spectacular project included a 2,025 sf main building with a 1,400 sf stand alone pool house. The project is green and includes electric car charging stations, solar panels, radiant heated floors and steel cantilevered canopies that provide shade on hot summer days.

Keystone Structural Group provided structural engineering services for this project.  The main superstructure of house is constructed out of concrete, the facades articulated by design to create a pattern, but mostly used for rapidity of construction, durability, and ease of upkeep. The upper portion of the Pool house is cladded with Cedar horizontal variable width and depths siding boards.

Fairfield Inn & Suites: Selinsgrove, PA

This project features a new 4-story hotel with 70 rooms and high end guest amenity spaces including an indoor pool.

The structural system for the building is load bearing CMU walls, steel framing and hollowcore concrete slab construction.  KSG is the structural engineer of record for the project.
